What a buyer needs to know when starting the loan process:
- No one should pull your credit during the buying process
- No new purchases should be made during this process that could affect credit
- Income- is based off what you have claimed on your last two years tax returns and current pay stubs. (Overtime and commission are only considered with a two year proveable history.)
- Medical debts and college loans do count against you credit if not paid as agreed and count towards your debt to income.
- Income or outgoing child support is figured into income or debt if relevant for the next two years.

- 2 year W-2
- 2 years tax return
- 2-month bank statement
- 2 current pay stubs
- Picture ID
